The Spectrum mixed-use project is located in the central business district of Brussels, right next to the city’s main traffic artery. It is a new construction project that follows the complete demolition of an obsolete building, which no longer met the requirements of contemporary offices. This new office building will be a new modern icon holding a BREEAM Excellent certificate upon completion in 2019. This new construction will of course meet the criteria of a passive building PEB 2015 Brussels, but also aims, on request of the Owner, to meet the BEN Vlaanderen requirements. This will be achieved by all choices for sustainable materials and types of sustainable technical installations: the double facade in combination with an automatic sun protection guarantees a low G-value but at the same time enough daylight; the automatically controlled LED devices will only be activated according to the natural light and the presence detection per room; the centralized bus management [...]

This new construction will of course meet the criteria of a passive building PEB 2015 Brussels, but also aims, on request of the Owner, to meet the BEN Vlaanderen requirements.
This will be achieved by all choices for sustainable materials and types of sustainable technical installations: the double facade in combination with an automatic sun protection guarantees a low G-value but at the same time enough daylight; the automatically controlled LED devices will only be activated according to the natural light and the presence detection per room; the centralized bus management system controls the HVAC installations.
